Proactive Pest Proofing for New Hotel Development

Situation

A new Hyatt hotel development required proactive pest proofing before the exterior finishing was completed. The surrounding hotels in the area had persistent rodent infestations, making prevention critical for the new property. The development team recognized that addressing structural vulnerabilities during construction would be more cost-effective than dealing with an active infestation later.

The timing was ideal — with the exterior not yet fully finished, our work could be completed and then covered over with the final finishing products, making it both invisible and permanent.

What we found

Inspection revealed two primary structural vulnerabilities that would allow rodent access to the building envelope:

A continuous gap existed around all of the siding where it terminated above ground level. This running gap provided an open pathway for rodents to access the wall cavity and move throughout the structure.

The drip flashing at ground level was improperly sealed, creating access points where rodents could get underneath and reach the insulation boards behind the siding. Once behind the siding, rodents would have unrestricted access to nesting areas within the building envelope.

These issues were typical of new construction where pest prevention isn't considered during the initial building phase, but they represented significant long-term risks given the infestation history of nearby properties.

What we did

We installed custom flashing around the entire structure to address both identified vulnerabilities. The flashing system sealed the running gap where siding terminated above ground and properly secured the drip flashing to prevent rodent access underneath.

Professional rodent-proof door sweeps were installed on all vulnerable doors to eliminate additional entry points. These sweeps provide a permanent barrier while maintaining proper door function.

The entire project was completed in two days, taking advantage of the construction timeline to integrate our work seamlessly with the finishing process. Because aesthetics weren't a primary concern — our work would be covered by exterior finishing — we could focus entirely on creating the most effective barriers possible.
